This is a T4 office building, with a base of 180x120m and specs of a regular T3 office building. It includes all detailed maps following the technical guidelines. It is located in the Industry > Office > Exceptional + Custom Content. It requires UIM (not necessarily the latest ones). The triangle count is as follows:
